Dairy Cottage is a modern built holiday accommodation cottage set in a small coombe in rolling countryside within the grounds of and annexed to Centery Farm and offers one double bedded accommodation together with a lounge, kitchen / diner and en-suite / wet-room facilities to a ‘Four Star’ standard as set out by the English and AA tourism authorities. We aim to cater for and welcome all guests irrespective of creed, colour or orientation. The following statement is a summary of our provisions and facilities which you should carefully read to assess our suitability to your needs.
Dairy Cottage is located in the grounds of Centery Farm which is found off the Barnstaple to Ilfracombe road (B3230) and accessed via Centery Lane which is a feeder lane to the B3230. We share the post code with other properties in the locality and suggest that you only use satellite navigation to find us once you have reached Barnstaple as most systems will divert you off the A361 at Aller Cross just outside South Molton via Blackmoor Gate when travelling into the region from the motorway network. Should you chose to travel to us via Blackmoor Gate the system will advise you that ‘You have reached your destination’ at Hillcrest Farm, at this point continue down the lane / hill towards the B3230 and Dairy Cottage @ Centery Farm will be found on the right-hand side Dairy Cottage is located in countryside and the nearest shop is over 3 miles away. Ilfracombe 5 miles, Barnstaple, 7 miles and Woolacombe beach 6 miles. Therefore we recommend that you travel to us by car / motorcycle.
The local train station is Barnstaple, accessed via the national network from Exeter. Barnstaple station is approximately 10 miles from Bittadon. There is a bus service immediately outside the station exit to the town centre. There are two services from Barnstaple to Ilfracombe; one departs from the bus station operated by ‘First’. This service is split between travelling via Braunton, or Muddiford & Milltown. You will require the Muddiford & Milltown service which travels through Bittadon and past Centery Farm. The second service (301) operated by ‘Filers’ and departs from the bus stop outside the ‘Queens Theatre’ also travels via Muddiford and Milltown en-route to Ilfracombe. In both cases the drivers will stop directly outside Centery Farm if requested. Taxi Services are always available in the locality either from Barnstaple or Ilfracombe.

Arrival, Reception & Car Parking:
Dairy Cottage stands in its own grounds within the boundaries of Centery Farm and is fronted with a large car parking area. The access driveway from Centery Lane is approximately 30m long opening into the car park area. This area is covered with ‘Scalpins’ a type of gravel which in turn leads to a paved patio and unloading area directly outside of the front door. The area is level and there is a small 8cm lip into the reception lobby at the front door. This area leads into the lounge and or kitchen diner via glass panelled doors. All public areas enjoy close fitted carpets, except the kitchen / diner, en-suite / wet-room and the entrance cloakroom, which are tiled. All access doorways are over 75cm wide. Due to the size of the car park there are no designated parking bays. Surf boards, bicycles etc. can be garaged in one of our secure barns if you so wish.
ENTRANCE LOBBY / FRONT DOOR: Leading into the cottage from the front door there is an entrance lobby. This room in turn leads to; cloakroom / WC, kitchen / diner and / or lounge. The entrance lobby is equipped with fire fighting extinguisher and an alarm call point together with an emergency neon light over the main evacuation door in the event of an emergency. Please also see the ‘Fire risk assessment statement’ within your cottage information pack.
LOUNGE: Leading on from the entrance lobby via a glass panelled door is the lounge. Here you will find comfy leather settees with a 100cm large screen satellite HDTV, DVD player, CD player and radio for your entertainment, with classic oak furniture, sideboard, coffee table, writing table etc. There is also a ‘Wood-burning’ stove which is used during the winter months* and we must point out that skin contact with any part of the burner (when lit) will cause serious burning to the skin. There is a public ‘land line ‘telephone and internet access within this room. The room is protected with mains powered smoke alarms with strobe and siren warnings in the event of an emergency. The walls are decorated with original animal prints by local artist Mary Oldham.

KITCHEN / DINER: Leading off from the lounge via a glass panelled door and / or from the entrance lobby you will find the kitchen / diner. This area if fully equipped with white fitted kitchen cupboards, overhead and under cabinet lighting. The worktops are finished in beech effect wood grain which matches the free standing dining table (74cm table top height, with access under to 72cm.) and four chairs, 44.5cm to seat height. The kitchen is equipped with an electric hob and oven / grill combination to one side, with a washing machine, tumble dryer and dish washer plus central heating boiler located under the work surfaces and on the opposite side of the room. There is also a free standing Fridge / Freezer, plus microwave, toaster, electric kettle etc. housed upon the worktops and a stainless steel single drainer sink set in. All cooking and kitchen equipment, pots and pans, knives and forks etc. will be found in draws and cupboards along with all crockery, cups & saucers, plates and bowels etc.
The room also has an electric mains powered‘Smoke Detector’ set into the ceiling plus a battery powered ‘Carbon Monoxide’ detector. This room also houses the central heating hot water tank and controls within an airing cupboard where you will also find clothes airing racks and shelves.
BEDROOM: Leading off from the lounge area is the double bedded bedroom. This room is furnished with locally made pine furniture and a metal framed 4’6” (137cm) double bed. The mattress is of a very high quality offering 1000 pocket springs topped off with a memory foam layer. The access height to the top of the mattress is 22” (56cm.) This room also offers a full size wardrobe, 4 draw chest of draws, dressing table with mirror, bedside 3 draw tables, reading lamps, central ceiling three bulb lighting and floor standard lamp, reading chair and flat screen satellite TV.
EN-SUITE: Leading off from the bedroom is the en-suite. This is a fully tiled ‘Wet Room’ offering a power shower to one side with WC and hand wash basin with lit and heated mirror over to the other side. Electric shavers / electric tooth brushes sockets contained within the mirror.
Outdoor Public Areas:
Dairy Cottage has two patio areas one to the front and one to the side with a step up of 8cm which are both south facing. Patio furniture, sun umbrella and a BBQ is provided for guest’s exclusive use.
Additionally there is a rotary clothes line located on the upper patio.
Outside of your immediate property Centery Farm is a ‘Non-Working’ farm these days; however we have around 19 acres, horses in some fields, but we will inform guests on arrival which are accessible. Please note that the duck pond is ‘Unfenced ‘and has a depth of over 2.5m in the deepest part, therefore please approach with caution and understand that no liability whatsoever can be accepted for any reason whilst out in the grounds belonging to Centery Farm as the land is undulating and can be slippery at times.
Emergency Information: (Fire)
Each room is protected by ‘hard wired’ smoke detectors / fire alarms; this is further backed up with ‘strobe’ lighting flashing along with the audible warning siren when an emergency is called. A Fire Alarm ‘Call Point’ is strategically placed at the front door together with a large fire extinguisher. This is your main exit route via the front door.
Additionally, a fire extinguisher and blanket is also placed in the kitchen to the right hand side of the hob to deal with specific kitchen fire types, however we ask that in the event of an emergency you make your way out of the building as quickly as possible activate the alarm at the ‘Call Point’ and leave the fire fighting to the fire brigade.
Please assemble in the car park so that a roll-call can be made to establish guest numbers.
There is a public pay telephone in the lounge, 999 emergency numbers are free.

Dairy Cottage is designated as ‘Non Smoking’ throughout, as the council consider it as a public place, however smoking outside of the building on the patio etc. is legal. Please dispose of cigarette ends carefully and use an ashtray at all times.
Full ‘Public Liability’ insurance held with the National Farmers Union.
All electricity points and lighting switches are fitted in accordance with modern building regulations with a mind to disabled access.
We will try to assist you in every way that we can, your stay at Dairy Cottage at Centery Farm is personal to us as Centery Farm is our home. Should you have any additional requests we will do our best to meet them and make your stay with us exceptional.
We live at Centery Farm and will be on hand most of the time throughout the day; however we will always be here overnight in case of an emergency and can be ‘Speed Dialled’ by lifting the telephone receiver dialling #1. This is a free call and there is no need to insert any money.
Centery Farm is permanently in development; we are constantly looking at ways to up-grade or improve our service. i.e. in 2012 we improved the loading / unloading area directly outside of the front door which is now a smooth patio area which can be backed directly to by car making removal and loading of suitcases much easier.
